HAWAI‘I ISLAND MIDWEEK 7
What’s Coming In 2023
Iwear many hats, and the one that I love wearing most is as a translator of plane- tary themes. In the same way the tides are influenced by the moon, I’ve gained an understanding of how the other planets influence life on Earth.
Some words to describe the energy of the upcoming year are “reflection, introspec- tion and self-discovery.”
I am calling 2023 “The Year of Connection.” Due to the increased chaos and shifts, we will see in the collective that is out of our control, and the direction for our individual focus is best served by cultivating a deeper connection to ourselves.

you can become a
homeowner
this year!
Just as a tree survives turbulence by rooting deeply for stability, by metaphorically doing so this year, we will be able to thrive and expand in unprecedented ways.

Long,longtimeago,waybackinJune2022, interest rates began rising. It took about a week for our market to feel the shift. It seemed super fast.Butwait, wasitreallyashiftoristhere adisconnectbetweenperceptionandreality. Thedriverisinterestratesbutdointerestrates really make that much difference to a buyer?

thrilled to get a 9.5% rate. I’ve seen predictions that rates are expected to go down to 4.1% next year with another 1 percent reduction in 2025. That’s why many agents keep encouraging local buyers not to try to time the market but rather, if a buyer sees something they really like then it

The other very interestingfunfactisthatsoldpricinginevery neighborhoodhasgoneupsincethe4thquarter oflastyear.Ifyouareselling, watchyourdays on market. Remember, there are two things that sell a property, marketing and price. I’ll admit there could be a few other factors but for the most part, this is it in a nutshell. If your days on market are trending up and you have confidence that your marketing is spot on, take a look at the
price. If you are buying, remember sellers grow weary so consider the homes with high days on market first. You may just find a diamond in the rough. So, as we start 2023, the reality is that it’s still a great time to sell...and a favorable time to buy.
Here’s wishing you a very Happy New Year! Don’t
